The Trails is one of the original Summerlin North villages, part of the master plan that broke ground in the early 1990s alongside The Hills, The Arbors, and The Pines. That gives The Trails over 30 years of maturity, mature trees, established landscaping, and driveways that are now old enough to be aging into or past the typical 15-25 year useful life of residential asphalt. A lot of the resurfacing and repair calls we get from this part of Summerlin are exactly this: an original driveway that's never been resurfaced.
Mature tree canopy changes the maintenance picture too, in both directions. More shade means less direct UV exposure than a newer, more exposed village, which can stretch sealcoating intervals slightly. But established trees also mean root intrusion becomes a real factor on some lots, and organic debris and staining from trees sitting over a driveway is worth addressing during a sealcoat rather than sealing over embedded stains.
