Asphalt Driveway Paving & Installation
New driveway paving with a full base built for Summerlin's expansive desert soil, not a thin overlay poured straight onto native dirt.
Learn moreLong custom-home driveways, strict village ARC standards, and full sun exposure along the edge of Red Rock Canyon.
The Ridges is a 793-acre guard-gated village along the edge of Red Rock Canyon, made up of custom home neighborhoods including Falcon Ridge, Arrowhead, Promontory, Redhawk, Rimrock, The Pointe, and Azure. Lots here are larger than most of Summerlin, which usually means a longer driveway with more square footage exposed to direct desert sun and less mature tree canopy shading it than an older, established village. That combination is exactly what accelerates UV oxidation on an unsealed surface.
Because these are custom homes, driveway paving in The Ridges almost always runs through village-level architectural review on top of the Summerlin West Community Association's master design standards, and individual village ARCs can be more restrictive than the master guidelines on paving color, pattern, and edge treatment. We build the ARC approval timeline into the project schedule from the estimate forward instead of treating it as a separate step you have to manage yourself.

New driveway installs in The Ridges are typically longer and wider than a standard Summerlin lot, curving custom-home driveways that need careful base work on caliche-prone ground and a paving plan that clears village ARC review before we break ground. More on asphalt driveway paving & installation.
With less mature shade cover than Summerlin's older villages, driveways in The Ridges take more direct UV exposure most of the year. We recommend most Ridges homeowners stay on the tighter end of a 2-3 year sealing cycle rather than stretching it. More on asphalt sealcoating.
Long driveways mean more linear footage to inspect before monsoon season. We walk the full length on every Ridges estimate rather than spot-checking, since a custom home's driveway often has more transitions, curves, and edges where cracking starts first. More on asphalt crack repair.
Most Ridges homes are newer construction, so resurfacing calls here are less common than in Summerlin's original 1990s villages, but a driveway that was paved without a full base on caliche ground can still fail early. We check base history before recommending a full resurface over targeted repair. More on asphalt resurfacing & repair.

Learn moreA UV-resistant seal coat that slows down what 160-degree summer pavement temperatures do to an unprotected driveway.
Learn moreHot-pour crack sealing before monsoon season, so a hairline crack doesn't become a washout the first time it rains an inch in an hour.
Learn moreA full overlay or mill-and-repave for a driveway that's aging into failure range, most common on Summerlin's original 1990s tracts.
Learn moreThe Ridges sits at a higher, more exposed elevation along the Red Rock Canyon escarpment than most of Summerlin, with less established tree cover on newer custom lots. That means more direct summer sun hitting the driveway surface most of the day, which is why we lean harder on sealcoating recommendations for driveways here than we do in older, more shaded villages.
We build the village ARC review timeline into your project schedule and can prepare the submission materials paving typically requires, but the homeowner's association account and final approval go through the village's own ARC process, not through us directly.
Yes, just let us know ahead of time and we'll coordinate gate access for the estimate and for the job itself.
The main factor is sun exposure. The Ridges sits at a more exposed elevation with less mature landscaping on newer custom lots than Summerlin's older villages, so driveways here see more direct heat most of the day, which is why we tend to recommend a shorter sealcoating interval.
Individual village ARCs can be more restrictive than Summerlin West's master design standards on color and pattern. We'll confirm your specific neighborhood's requirements as part of the estimate rather than assume a single Summerlin-wide standard applies.
